Look before you replace
Plenty of homeowners are told they need a new roof when the one they have still has years left. These are the signs your roof may be a good fit for a coating instead.
The good signs
1. Shingles are faded but still lying flat. 2. Some granules show up in the gutters, but the shingles are not bald. 3. Shingles are still firmly attached, with few or none missing. 4. The roof deck feels solid when walked, with no soft spots or sagging. 5. There are no active leaks coming through the roof deck. 6. Flashing around chimneys and vents is intact or easily repaired. 7. The attic is dry, with no stains, mold, or daylight showing through.
The warning signs
Widespread curling or cupping, large bald areas, many missing shingles, soft decking, and water stains on ceilings usually mean the roof needs repair or replacement before any coating would help.

Walk around the house and look at the roof from the ground, check the gutters, and take a look in the attic with a flashlight. Then have a professional assessment done to confirm what you are seeing.
