Two common choices
Acrylic and silicone are two of the most common coating chemistries used on commercial metal roofs. Both can seal a roof and reflect heat. They behave differently, and the right pick depends on the roof and the building.
Acrylic coatings
Acrylics are water based, generally cost effective, and highly reflective when white. They work well on sloped metal roofs that shed water. They are not a good fit where water ponds, and they need dry weather and warm enough temperatures to cure properly, which matters with short Mountain West seasons.
Silicone coatings
Silicones hold up very well to UV and to standing water, which makes them popular on low slope areas. They tend to pick up more dirt over time, which can lower reflectivity, and once a roof is coated with silicone, future recoats generally need to be silicone as well.
How to choose
Consider roof slope and drainage, the local climate and application season, budget, and long term maintenance plans. A contractor should explain why they recommend one over the other for your specific roof.
